I recently decided to sell my single-family home and needed a Real Estate Agent.
I contacted 9 agencies - all familiar names - and asked for the names/numbers
of the "TOP PERFORMER for the past 12 months".

During the in-person interviews, 2 of the agents, both from huge national brokers, presented
professionally printed multi-page documents loaded with numbers and pictures. Those agents focused
on "how much" I could get for "my" home and I was impressed. When I interviewed Joe, he produced a
large quantity of professional color printouts of homes currently on the market, recently under contract homes,
and recently sold homes in my subject town. Joe spent roughly 2 hours talking about those pages.
His focus was "THE MARKET", not his personal opinion of what my house was worth.
Having read "The Wisdom of Crowds" by James Surowieki many years ago, I realized that Joe was
tapping into the infinite wisdom that all well informed "MARKETS" display over the long run.
During that interview we never talked about the price/value of my home. I hired Joe the next day.

When it came time to set the price Joe let me take the lead - he wanted my thoughts first. Based on analyzing
the current market listings, deposits, and sales, we both decided on the best competitive list price. Joe even took
the time to show me a couple of houses that were currently on the market, to help with the pricing of my home.
I had complete confidence in his abilities during the actual pricing of my home.

Two days after being listed we received a bid that was $10K over the list price. I was elated, but Joe calmly
reminded me that this is a process, and the buyer would now have to complete a home inspection, receive a
mortgage approval including an appraisal, and then schedule a closing on the property. He was always educating
me on what would be the next steps, so that I would know what to expect ahead of time.

In addition to being a Real Estate agent, Joe was a licensed appraiser for many years, thus having appraisal
experience that many other real estate agents do not have. When the bank appraised my home at the sale price,
our marketing strategy proved to be correct.

Throughout the entire process of selling my home Joe was extremely generous with his time, always being
available and caring about any questions I had. He never transferred me over to a team member or assistant like
some agents do. When you hire Joe you get Joe and his total commitment, from beginning to end.

Joe was born and raised in Vernon, graduated from Rockville High School and Uconn where he majored in
Finance, and has been a Tolland resident since 1983. He has been a consistent top producer working in towns
East of the Connecticut River for over 40+ years.

Weeks after the closing I realized I had hired a true "MASTER" of his craft. It was a pleasure and honor to work
with him. I'd hire him again without question, and recommend him to anyone that I know!
